The Project:

The remediation of a 5.8Ha former steel works for residential development.

The Problem:
  • Hydrocarbon and asbestos contamination identified in the deeper areas of made ground.
  • Critical topographic and geotechnical issues including an 8 metre high rock face, reinforced machine bases and underground impediments to the proposed development.
  • Demolition of a radiographic NDT building with 2.5 metre thick reinforced walls and doors weighing in excess of 100 tonnes.
The Solution:

Urban Regen's site preparation strategy included:
  • Removal of all man-made impediments, involving the excavation of reinforced concrete and significant deposits of slag to 7.5m below EGL.
  • Removal and reprocessing for re-use within the works of 28,000m of concrete.
  • Excavation and re-engineering of 70,000m2 of made ground and natural soils/rock.
  • Changes to the topography to mitigate the costs of the follow on retaining structure to the weak rockface at the boundary.

The Benefits:
  • The Developer benefited from the surety of our fixed price package, which covered the removal of additional volumes of concrete and significant buried structures beneath the intended foundations.
  • An increased amount of engineering materials were made available for the development stage.
  • Urban Regen met challenging issues with numerous uncharted services, undertook considerable changes to the scope of works including an increase to final contours, all within the original programme.
  • Through close liaison with the Developer and their Environmental Consultant, the project was achieved within the fixed price agreed.
