The Project:

The remediation of a 3.3Ha segment of a site occupied by an operational textile manufacturing plant. The remediated area had been released for residential development.

The Problem:
  • Demolition of six storey mill buildings, a high-rise water tower and a 60 metre chimney, adjacent to the operational factory and overlooked numerous private dwellings.
  • Extensive shallow mine workings, relic foundations, large deposits of ash and clinker, localised hydrocarbon contamination and redundant reservoirs containing significant deposits of contaminated silts, classified as hazardous.
  • Due to a nett surplus of materials on site all contaminated and poorer quality materials required removal as a priority.
The Solution:

Urban Regen's strategy development was achieved in consultation with our external Environmental Consultant, the Developer and the appropriate Regulators. Steps undertaken included:
  • A full Mineworks Assessment and Treatment programme established and managed by our independently appointed Geotechnical Consultant who subsequently provided the Developer with a full Foundation Recommendation and Completion Report.
  • Weekly co-ordination of all works with the Developer, our Consultants, Christy UK Ltd and the relevant external authorities.
  • Re-engineering of the made ground and relic foundations and overlying clays.
  • Treatment of the reservoir silts and its subsequent re-classification and disposal as non-hazardous waste.
  • Re-profiling of the site.
  • Close liaison with local community to co-ordinate the planned evacuation of homes, resulting in the successful demolition of the chimney.

The Benefits:
  • The successful re-engineering of the made ground and re-profiling of the site together with the re-classification and disposal of waste material facilitated the validation of the site in phases.
  • Following submission of both Environmental and Geotechnical Completion Reports, approved by the Regulators, the Developer was allowed to commence building prior to overall completion of the remediation activities.
