The Problem:
- The existing access bridge to the majority of the site had a 1 tonne weight limit.
- Deposits of made ground (up to 8.4m deep) comprised ash, clinker, relic foundations, Fuller's Earth and localised arsenic, heavy metal, PAH and asbestos impacted soils, overlying a shallow acquifier with shallow groundwater in continuity with adjacent watercourses.
- Installation of temporary bridge abutments and associated Bailey Bridge to effect access to the larger portion of the site.
- Widespread treatment of Japanese Knotweed and Himalayan Balsam.
- Excavation and disposal of Fuller's Earth under strict management regime to prevent off-site environmental nuisance.
- Isolation and removal of hydrocarbon and asbestos impacted soils.
- Removal and reprocessing of relic foundations.
- Re-engineering of made ground to provide an alternative raft foundation solution in certain areas.
- Full geological validation of plot and road areas to verify foundation proposals and carriageway design, undertaken by our external Geological Consultant.
- Re-profiling and raising of site levels for flood mitigation and plot development purposes.
- Full ground water and gas monitoring to verify post remediation characteristics.
- Additional slope stability analysis where proposed infrastructure works were in close proximity to the existing river course.
- Riverside erosion protection works.
- Preparation of service corridors through the re-engineered made ground to mitigate the developer's post remediation liabilities.
- Installation of phased infrastructure works post remediation.
- Full environmental and geotechnical validation, completion reporting and phased Regulator sign off, to release areas of the site for early development.
